While pavement markings provide your clients and employees guidance, they also play a significant role in the ever-important first impression.

Prospective customers appreciate the attractiveness of a well-maintained parking lot for a variety of reasons. Some of these reasons may include a more welcoming atmosphere, a cleaner appearance, and the feeling of safety due to the organization and flow of vehicle and pedestrian traffic.

A recent client needed to perform an extensive repair refresh program for their properties across the nation.

The client’s main challenge was to find a qualified and reliable professional partner to handle their large-scale operations within a short window of 60-days. Previously, the client struggled with a different partner in a similar repair/refresh program that initiated incorrect ADA signs, marking markers, uneven striping lines, and an overall unfinished appearance. This result prompted a lot of frustration and concern as the client moved into their next initiative.

The client had a strict budget of $3,300,000 to fix their parking lots, and due to the properties being in the upper Midwest and Northeast, the weather provided another hurdle to overcome. When resorting to high-volume projects, a national paving company with a more extensive reach is ideal for maintaining quality while delivering the projects on time and within the projected budget.     

Parking lots with small square footage do not typically require much time to paint. Still, national portfolios that number in the hundreds or even thousands require a significant amount of coordination and a large number of resources to execute within (what is often) a limited window of time.

 

Execution

We first had to develop a project plan to coordinate our team of Project Managers (PMs) who would be managing these projects on the ground. Then, we needed to build out individual service plans for each property, as the work would require multiple days and nights due to specified closures of the lot each day.

Once the work started, we had to mobilize multiple crews to allow for a free flow of work, with minimal disruption to client operations. This way, we could repair and restripe numerous locations in a region on any given day. Additional final touches included: painting bollards, light bases, and replacing signs as necessary while our PMs performed detailed inspections and gave photographic evidence through in-house proprietary software.

Since customer service is our highest priority, and the client’s experience was of the utmost importance, we could complete each phase quickly and safely, and on budget.

Satisfaction

Our repair and line striping execution obtained favorable results for the client through an optimized and well-organized project plan.

We reduced the client’s budget by more than 7% while lowering closures on their lots by more than 40% through proper planning.

We also made sure their daily business was uninterrupted by creating optional parking areas to ensure they stayed operational 100% of the time.
